Insider Tip: Finding the Right Builder/Contractor for You

It’s been an absolute pleasure to work with so many builders and contractors over the years. We love to work alongside and partner with them to give clients the best experience. We can honestly say the vast majority of our experiences with builders have been amazing. They are honest and hardworking people trying to do their best. From a few, we’ve learned some red flags and take aways to help others. We’ve also been able to maintain healthy relationships with almost every single builder we’ve worked with (something we take great pride in).

Relationships are everything.
Construction and design are emotionally charged worlds. Especially during this time of delays in manufacturing, supply chains, and the shortage of trade workers. It’s a HUGE financial commitment and, let’s be honest, we all get a little emotional when money is involved. Therefore, selecting a builder/contractor can be a daunting decision but we hope some of these suggestions give you more confidence as you choose who is right for you.

What to look for:

  • Process to build (via software, staff and/or documentation)

  • Organized (takes notes) even during an interview

  • Long term relationships with trades & staff

  • Clear expectations of cost and timeline. Never go with the cheapest-quickest guy!

  • An updated and concise way to track budgets - this can be old school or software!

  • That he/she cares and takes pride in the clients and projects

  • Honest about project load and doesn’t shy away from saying they are too busy or saying no

  • Great reviews - not referrals, not social media posts but from your own investigation and asking around in the neighborhood and/or community

  • Quality work. Go walk varying stages of other projects!

  • A concise way of communication - email, text or software

Red Flags:

  • Suggests you work with his/her banker. Run if this happens!

  • A non-disparagement clause in the contract

  • Over promising, talking over you or too much

  • Treats trades with disrespect

  • Has several lawsuits in the past or pending. Yes, research this!!

  • Project overload and hiding it

  • In it only for the money and show (we all want to make a good living though)

  • Trying to wine and dine you


Again, this decision is huge and we hope this helps you find the right one for the job. Ultimately, you should feel safe, heard and that you can trust who you are working with even when problems arise.
